The Core Documents Everyone Needs

Whatever your property, every applicant needs the same personal foundation: a valid passport with reasonable validity remaining, a clear copy of your current UAE visa page if you already hold residency, and your Emirates ID if you have one. A recent passport-size photograph on a white background is also standard. These sound obvious, yet low-quality or expired scans are one of the most frequent reasons a file is returned.

This is the heart of the application. For a ready property you need the title deed registered with the Dubai Land Department. A mortgaged property can absolutely qualify, but only the equity you have actually paid counts toward the AED 2 million threshold. That means you need a bank letter clearly stating your paid-up equity (or outstanding balance) as of a recent date. Documents to Add Your Family

One of the biggest advantages of the Golden Visa is that it extends to your family. To include dependants you will generally need their passports and photographs, your marriage certificate for a spouse, and birth certificates for children, attested and legally translated into Arabic where they were issued abroad.
