Property Purchase and Investor Visas
The Visa, Company and Bank Side Done Properly

Owning property in the UAE can support a long-term residence visa, but the property has to meet the current test and the sale must go through a licensed real estate brokerage. We handle the visa, company and bank-account side. We do not list, price, negotiate or take commission on property.

Short answer

The long-standing Golden Visa property rule is a minimum value of AED 2 million, in one property or several, with a bank no objection certificate if the property is mortgaged. Reports say the test changed in 2026, and we only quote what the Immigration authority (ICP), Dubai Land Department (DLD) or GDRFA confirm, so check the current test before you sign anything. Property sales are licensed by DLD and RERA.

Who does the work

Xillion Group UAE is a business setup consultancy. It is not a real estate broker and does not list, price, negotiate or sell property or take brokerage commission. Property purchase is arranged through licensed real estate brokerages, and legal and immigration advice through independent licensed external professional partners, who are not Xillion employees. ICP and DLD decide eligibility.

Xillion Group UAE is a consultancy. It is not a licensing authority, a bank or a law firm, and approvals are decided by the authority. This page is general information, not legal, tax or investment advice, and nothing here is a guarantee.

Who it is for

Who this page is for

  • Buyers who want to live in the UAE and want to know whether a property purchase can support a residence visa.
  • Owners with a mortgage who need to know about the bank no objection certificate. See mortgaged property and Golden Visa.
  • Company owners who may qualify through the business route instead. See Golden Visa for company owners.
  • Investors who also want a UAE company or holding structure. See holding company.
  • Families who want spouse and children on the visa. See family visa.
Steps

How it works, step by step

  1. Check the current test. Before you buy, confirm the current Golden Visa property test with ICP, GDRFA or DLD. Rules have been reported to change in 2026 and we do not quote unconfirmed changes.
  2. Use a licensed brokerage. DLD licenses brokerages and RERA sets the conduct rules. We can introduce you to licensed brokerages. We do not show listings or negotiate prices.
  3. Purchase and title. Sign the sale agreement with the seller through the brokerage, pay as agreed and register at DLD. Off-plan purchases have their own rules, so confirm with ICP or DLD whether yours counts.
  4. Get the valuation and papers. Collect title deed, valuation if required, and the mortgage no objection certificate if the property is financed.
  5. Visa application. We prepare and submit the visa file with the documents ICP or GDRFA ask for. You must be in the UAE for some steps.
  6. Medical, Emirates ID and bank. Complete medical and Emirates ID steps, then open or update the bank account. See bank account and PRO services.
